Edmonton builder offers “custom features without the custom price tag”
Brookfield Residential rejects the idea of cookie cutter homes to give buyers something special and bespoke

There’s a very good reason why the homes in many of Edmonton’s new communities often look the same. Many established home builders create homes with similar specifications which lowers the cost of building materials and labour.

Known as production building, new home buyers sometimes prefer building a home this way because it’s the most affordable option — even if their new home looks eerily similar to the next-door-neighbours’.
However, Brookfield Residential, one of North America’s largest production builders, believes it’s time to revolutionize that perception.
“Home buyers often believe that production homes are cookie-cutter, but we’re changing that point of view with our new luxe design details. These are custom features without the custom price tag,” says Nicole Markowich, interior designer for Brookfield Residential and industry disruptor.
She works with buyers who know what they want. They’ve spent hours browsing through social media sites such as Pinterest and Instagram. They want their home to reflect their personality and be highly functional.

“Our customers ask us all the time in our Vision and Planning appointments to create an Insta-worthy home, meaning, a space so beautiful its worth taking a photo of. We’ve made it easy and affordable by curating these options. Our customers see great value in that,” she says.
There are seven options trending in the new luxe design detail package. Those include indoor/outdoor fireplaces, café appliances, eight-foot estate-inspired doors, balconies off the primary bedroom, waterfall countertops, vaulted ceilings and millwork feature walls. These are inspiring features that buyers can choose to personalize their new homes and elevate their space.
Markowich can help customers consider these options in Brookfield Residential’s design centre in Chappelle Gardens, where every detail of a home is discussed.

Brookfield Residential, named 2021 Large Volume Builder of the Year by the Canadian Home Builders Association, Edmonton, builds new homes in the communities of Chappelle Gardens, The Orchards, Paisley and Edgemont. To illustrate how Brookfield Residential is further down the road than other production builders, Markowich and her team have brought the design details to life in its show homes.
The Hudson in Chappelle Gardens is a gorgeous two-storey attached garage home starting at 2,151 square feet. This home showcases the indoor/outdoor fireplace, which extends the summer patio experience into the cooler months.
Next to the fireplace in the great room is a stunning millwork feature wall, painted an unexpected but amazing deep emerald-green with an asymmetrical design, which adds depth and texture.

The upstairs bonus room demonstrates a dramatic vaulted ceiling which allows for larger windows, bringing more natural light into the upper hallway.
Another attached-garage home in Chappelle Gardens is The Purcell, a model that starts at 2,201 square feet in size, which features the sophisticated café appliance package.
“This definitely adds a sense of elegance to this home. The white finish and gold accents complement almost any colour palette. Our customers love the French door refrigerator with the bottom freezer. Beautiful and functional,” she says.
There are more tasteful touches of millwork in The Cypress, an attached garage home from 1,912 square feet, located in The Orchards. Markowich describes the feature wall in the dining area as a classic board and baton design, which compliments the home’s timeless finishes.

“The millwork feature wall option is an art piece on its own,” she says.
Moving to Brookfield Residential’s Paisley community, The Kerry rear-laned show home, from 1,620 square feet, has a quartz waterfall island in the kitchen. It’s a total stand-out statement piece, she says.
“The quartz on the side of the island frames the cabinetry, creating contrast and reflection. We also love seeing quartz with rich veining or marbling running across the counter and down the side,” Markowich says.
Brookfield Residential set its intention on upscale interior features to align with buyer interest, though curb appeal is always top of mind.
“We are constantly evolving to stay ahead of market trends. Our team really listens to what our home buyers want and to what’s trending in home design elsewhere. We adjust our sails along the way,” she says. “We chose our luxe design details that will elevate the space and stand the testament of time at prices buyers can afford.”
The new luxe design details are available in single-family attached garage, rear lane and duplex homes with home prices starting in the $300,000s.
